Partnership expands Atlanta footprint with second joint acquisition
The deal marks the partnership's second Atlanta-area purchase, following 1717 Koppers Road in Conley, GA. The Marietta property sits in the Woodstock/Canton submarket of North Atlanta, an infill industrial corridor the firms describe as supply-constrained, with direct access to the I-75/I-575 corridor.
Off-market sourcing secures 40-year family-held asset
Built in 1986 on 1.27 acres, the building offers 16-foot clear heights and a drive-in door for each of its six suites. Firestone sourced the property off-market from a local family that had owned it for nearly 40 years.
Capital program targets roof, paint and office upgrades
The business plan calls for a roof replacement, interior and exterior paint, white-boxing of the warehouse space, minor office upgrades, and deferred maintenance work intended to modernize the asset and support its long-term marketability.
