AUSTIN, Texas -- September 01, 2026 -- DPR Construction completed the 74-story Waterline tower at 98 Red River Street two months ahead of its original 50-month schedule, finishing the job in 48 months. The 1,025-foot structure now stands as the tallest building in Texas, DPR announced on Aug. 31, 2026. The 2.7 million-square-foot tower, co-developed by Lincoln Property Company and Kairoi Residential, combines residential, hotel, office, retail and parking uses on a footprint of more than three acres in downtown Austin.
DPR Deploys 6,800 Workers Across 4.5 Million Labor Hours
More than 150 trade partners and roughly 6,800 skilled workers logged approximately 4.5 million hours on the project, with about 1,000 workers onsite during peak construction. Crews placed more than 150,000 cubic yards of concrete, a volume DPR compares to 46 Olympic-sized swimming pools, and built 92 individual sculptural columns, including 15 installed on the roof.
Self-Perform Crews Cited for Beating the Schedule by Two Months
DPR Project Executive Brett Bickford said the company's dedicated self-perform team gave the project greater control over quality and scheduling, a factor he credited with the early finish. Central Texas Business Unit Leader Bryan Kent said, "Delivering a project of this size, scale, and technical complexity requires trust, collaboration, resilience, and relentless commitment." Seth Johnston, Executive Vice President of Lincoln Property Company, said the outcome reflected a team that stayed aligned on execution throughout the 48-month build.
Tower Packs 352 Residences, a 252-Room Hotel and 703,000 Square Feet of Office Space
Waterline's top 33 floors hold 352 residential units, while 13 floors below house a 252-room hotel. Office space spans 24 floors and totals 703,000 square feet of Class AA space, alongside 24,000 square feet of dining and retail and 30 elevators serving the tower.
Ground Level Links to Waterloo Greenway's New 13-Acre Confluence Park
The tower's street level connects to Waterloo Greenway's 13-acre Confluence, a public green space that opened in June 2026. Design architect KPF, architect of record HKS, structural engineer Brockette Davis Drake and MEPF engineer Alvine & Associates worked alongside DPR on the build.
