Rendezvous on Elm Opens: $10M Redo of NH's First Skyscraper

Manchester, N.H. – October 05, 2026 -- A $10 million renovation has converted New Hampshire's first skyscraper, the 1879 Dunlap Building, into a 27-unit residential property called Rendezvous on Elm, with a ribbon-cutting ceremony held October 7 at 967 Elm Street.

Owners David A. De Lise and Anthony DeLucia convert vacant offices into 27 residences

De Lise and DeLucia, who bring more than 60 years of combined commercial real estate experience, rebuilt the historic building's mechanical systems and soundproofing to turn long-vacant office space into studios, one-bedroom, and two-bedroom apartments. No two of the 27 units share the same floor plan, and six sit on a dedicated penthouse floor. The project earned "Project of the Month" recognition from the New England Real Estate Journal.

Leasing opens with one-bedroom units starting at $2,000 per month

One-bedroom apartments start at $2,000 monthly, with early-mover discounts currently available. Rent includes covered parking, hot water, and internet, alongside in-unit laundry, glass-door walk-in showers, 1Gig fiber internet, keyless entry, and individually controlled heating and air conditioning. The property, managed by Ledgeview Commercial Partners, also offers indoor bike storage with e-bike charging. Lease applications are open now through the leasing office.

Mayor Jay Ruais and Greater Manchester Chamber back the downtown residential shift

Mayor Jay Ruais and the Greater Manchester Chamber attended the ribbon-cutting, framing the conversion as a boost for downtown foot traffic. "Downtown is at its best when people live here, not just work here," said Heather McGrail, President & CEO of the Greater Manchester Chamber, adding that the project filled a long-empty landmark with homes. The building is listed on the National Register of Historic Places.
