Providence, R.I. and Dallas, Texas – September 15, 2026 -- Procaccianti Companies and joint venture partner Rugger Capital have acquired the 217-key Charleston Harbor Resort in Mount Pleasant, South Carolina, while Suntex Marinas has separately acquired the adjacent Charleston Harbor Marina, one of the state's largest in-water marinas with more than 450 slips.

Two buyers split ownership of a single waterfront destination

The resort and marina, though physically adjacent and jointly anchoring access to historic downtown Charleston, will be owned and operated independently. Procaccianti's hospitality affiliate, TPG Hotels & Resorts, will manage the resort, while Suntex will own and operate the marina, which accommodates vessels from recreational cruisers to superyachts.

Procaccianti plans a renovation to reposition the resort

Procaccianti Companies said it will explore a comprehensive renovation of Charleston Harbor Resort in the coming months, aiming to enhance the guest experience and unlock long-term value. Robert Leven, Chief Investment Officer of Procaccianti Companies, cited the property's waterfront location, operating fundamentals and multiple demand generators as drivers of the deal.

Suntex expands a marina network now exceeding 100 properties across 17 states

The Charleston Harbor Marina acquisition adds to Suntex's national portfolio, which now spans more than 100 marinas across 17 states. Bryan Redmond, Chief Executive Officer of Suntex Marinas, said the transaction reflects an evolving approach to waterfront assets, with the marina and resort operating separately but complementing one another to strengthen the destination.

Rugger Capital eyes ties to a nearby naval museum and expanded hotel partnership

John Phelan, Founder and Chairman of Rugger Capital, said the firm sees potential to add value to the resort, attract more visitors to the nearby Patriots Point Naval & Maritime Museum, and expand its programmatic relationship with TPG Hotels & Resorts. The new owners intend to invest further in both properties in the years ahead.
