Pavilion Launches With 20 Firms, 5,000 Homes, Founder-Owned Model

New York – October 05, 2026 -- Pavilion, a newly launched national vacation rental company, began operations with 20 locally led firms managing more than 5,000 homes and serving approximately 50,000 guests each month across the United States. Four of the founding companies -- Blue Creek Cabins, Destin Pointe Realty, Premium Beach Condos and Rent in Myrtle -- have already merged with other members of the group, leaving 16 operating businesses under the Pavilion umbrella today.

Local operators retain majority ownership under new structure

Unlike typical industry roll-ups, leaders of Pavilion's local companies become long-term shareholders and, together with Pavilion's own management team, own the majority of the business. Co-founder and chairman Joe Fraiman said the structure was designed to reverse an industry pattern in which founders ended up with only a small stake after joining larger platforms.

Shared infrastructure covers tech, accounting and insurance

Behind the local brands, Pavilion centralizes technology, data, owner reporting, accounting, revenue management, business development, purchasing and insurance. CEO Lino Maldonado said the goal is to increase the resale value of property owners' rental businesses year over year. The management team draws experience from Compass, Bridgewater Associates, Inhabit, Grand Welcome, Wyndham and Wheelhouse.

Institutional capital backs the platform's debt and equity

Pavilion's investors include TZP Group, funds managed by HPS Investment Partners -- part of BlackRock -- and Capital Dynamics. PGIM, the global asset management arm of Prudential Financial, served as primary lender to the platform. TZP Group's investment was led by Paul Davis, Geoff Allard, Alex Pfeffer and Sam Dwinell. Jefferies LLC acted as exclusive financial advisor and Cooley LLP as legal counsel on the formation.

Platform actively recruiting additional local operators

Co-founder Brady Stump said Pavilion is seeking local vacation rental companies that have built strong market positions and want resources to scale further. Steven Chrobak, founder of Myrtle Beach Destinations, said the arrangement let him retain operational control while gaining shared tools and support, with homeowners noticing only service improvements. Pavilion was founded by Stakeholders, a firm started in 2025 by Brandon Ezra, Joe Fraiman and Brady Stump to build national companies owned by the people who run them.
