Houston – October 07, 2026 -- Buchanan Capital Partners (BCP) and Vault Partners have closed a joint venture to capitalize and develop Wildcat Distribution Center, a 321,120 square foot Class A cross-dock industrial project in Southwest Houston. The deal marks BCP's first joint venture with Vault and its second Houston industrial investment this year, following the 476,000 SF North Airport Logistics Center in North Houston.
Wildcat sits inside Beltway 8 in one of Houston's tightest industrial submarkets
Located at 222 Holmes Road, the site has access to US-90 and State Highway 288 and is roughly 15 minutes from Downtown Houston, the Texas Medical Center and Hobby Airport. The Southwest Houston / Inner Loop South submarket carries vacancy near 3.6%, well below the metro average of approximately 6.3%, with many comparably sized projects already leased or sold to users.
10,000-amp power capacity targets advanced manufacturing and data center-adjacent tenants
Wildcat will rank among the highest-powered speculative industrial projects in greater Houston at 10,000 amps. Industry data cited by the companies shows data center-adjacent users have more than quadrupled their share of logistics leasing in Houston since 2022.
Vault Partners to lead development with FCL Builders as general contractor
Vault Partners will oversee development and construction alongside general contractor FCL Builders. Goree Architects is serving as project architect, Kimley-Horn as civil engineer, and BancFirst is providing construction financing. Michael Foreman of Cushman & Wakefield will lead leasing.
TJ Cholnoky, Managing Director at Vault Partners, said BCP understood the project's value from the first conversation and described the partner as performance-based and fast-moving. Keith Buchanan, Founder of BCP, said the joint venture reflects an attractive cost basis driven by below-market land price combined with a building offering features the market cannot easily replicate.
