New York – October 19, 2026 -- Andover Properties has acquired a self storage facility of nearly 46,000 net rentable square feet (NRSF) in Pinehurst, Texas, expanding its Texas portfolio to 48 assets.
The property at 35335 State Highway 249 was built in 2015 and offers a mix of climate-controlled and drive-up units. A local, independent owner previously operated it.
Pinehurst site sits in Houston corridor growing more than 2.4% a year
The facility is located in one of the Houston metro's fastest-growing corridors. Population there is rising by more than 2.4% annually, and median household income exceeds $102,000, according to the company.
The site is a 15-minute drive from another Andover-owned Storage King USA location. Andover says this proximity lets it apply local market intelligence and operating efficiencies across both facilities.
Andover plans lease-up to stabilized occupancy with its own technology stack
Andover will fund targeted site improvements and deploy its revenue management system, marketing engine and customer-facing technology. The goal is to lease the property up to stabilized occupancy and improve the customer experience. The source gives no purchase price, occupancy figures or timeline.
The facility will operate under the Storage King USA brand. Andover cites in-house expertise across property management, asset management, marketing, revenue management, capital markets and construction.
Brian Cohen, President and CEO, described the deal as a classic lease-up opportunity, saying the previous owner lacked the platform to fully capitalize on a well-located, well-built asset.
Deal extends a portfolio of more than 180 facilities across 20 states
Andover's self storage holdings exceed 15 million square feet across more than 180 facilities in 20 states. The Texas portfolio now accounts for 48 of those assets.
