BELLEVUE – November 06, 2026 -- Harrison Street Asset Management, a firm with more than $110 billion in assets under management, has formed a joint venture with Aegis Living to invest in and develop assisted living and memory care communities, starting with a three-property portfolio.

Initial portfolio covers three Aegis communities in Washington and California

The first investment spans Aegis Gardens in Newcastle, WA; Aegis Living Moraga in Moraga, CA; and Aegis Living Madison in Seattle. The partners plan to add acquisitions and development projects. Financial terms were not included in the announcement.

Aegis Living will continue to manage all three communities. Care teams, community leaders and care plans stay in place. Aegis, founded in 1997 and based in Bellevue, operates 37 communities across Washington, California and Nevada.

Harrison Street brings $16 billion of senior housing investment since 2005

Harrison Street launched its senior housing strategy in 2005 and has since invested $16 billion across 46,000 units. The firm describes itself as the largest private owner of senior housing assets in the United States. Rob Korslin, Co-Head of North American Transactions, said access to operators like Aegis is a key differentiator for the firm's senior housing strategy.

Aegis President Dirk Burghartz said families in Newcastle, Moraga and Madison will see the same faces and the same care. He said the change is the added resources behind that care.

Aegis directs capital toward wellness programs and AI-based fall alerts

Aegis says the investment will fund more resources for staff, communities, and its wellness and longevity programs. These target health span, the number of years lived in good health, through sleep, nutrition, movement and social connection. Founder, Chairman and CEO Dwayne J. Clark said Harrison Street can help Aegis move faster on innovation that gives caregivers better information and more time.

Aegis uses AUGi by Inspiren, an opt-in, privacy-first AI system that alerts caregivers in real time when a resident may be at risk of falling. Inspiren says Aegis communities using the system have seen a 22% lower fall rate and a 34% longer length of stay. Those figures come from the vendor, not from an independent source.

Each community keeps a full continuum of care from assisted living to hospice

Each of the three communities offers assisted living, transitional care, memory care in Aegis' Life's Neighborhood, respite stays, and hospice support in residents' own apartments. Residents can stay in the same home as their needs change. Families do not need to take any action, and questions go to each community's general manager.

Berkadia Seniors Housing & Healthcare advised Aegis Living on the transaction, with a team led by David Fasano.
