Denver – September 07, 2026 -- AirDNA has launched Adapt, an AI-native revenue management system for short-term rental (STR) hosts and property managers, drawing on data from 15 million listings the company tracks to set nightly rates and minimum stays.

More than 14,000 listings tested Adapt before public launch

The tool was developed after feedback from thousands of STR hosts identified a recurring problem: operators often cannot tell whether their pricing is working or why a rate changed. AirDNA connected more than 14,000 listings to Adapt during private and public betas to refine the product.

Adapt builds pricing directly on AI rather than layering it onto rules-based systems

Unlike traditional pricing tools that apply AI on top of rule sets, Adapt evaluates each listing's full competitive landscape and generates rates with a stated rationale. Rohit Bezewada, CEO of AirDNA, said operators set the strategy while Adapt manages the underlying complexity, with the system designed to explain its decisions in plain language.

Platform combines dynamic pricing, unlimited comp sets and a performance dashboard

Adapt adjusts nightly rates and minimum stays daily based on market and booking conditions, including local event detection. It offers auto-built, editable comp sets with historical and forward-looking benchmarks and a daily comp calendar comparing rates, minimum stays and availability. Operators can choose among four pricing strategies -- revenue, occupancy, a balance of both, or steadier earnings from earlier bookings -- with Adapt configuring the pricing rules to match. A performance dashboard tracks booked revenue, ADR, RevPAR, occupancy and length of stay against up to two years of historical data and comp-set benchmarks. An AI assistant explains rate decisions, tests alternative scenarios, and applies changes only with operator approval.

AirDNA's chief economist ties the tool to twelve years of market data

Jamie Lane, AirDNA's Chief Economist, said most operators work with a partial view of their market and that Adapt applies twelve years of data collection to every pricing decision.

Adapt launches free with integrations across six major STR platforms

Adapt is available now at no connection cost, with integrations for Airbnb, Guesty, Hostaway, Hospitable, OwnerRez and Uplisting. AirDNA said additional integrations are planned for 2026.
